Inflation came in slightly higher than analysts expected in September, with gasoline prices accounting for about half of the monthly increase. This matters for Five Point because its business of selling land to homebuilders is highly sensitive to interest rates. When inflation stays high, rates usually stay high too, which can make it more expensive for builders to finance land purchases and for families to afford new homes. While the core inflation rate, which strips out volatile food and energy costs, slowed slightly to 2.6 percent, the overall report suggests that the period of high borrowing costs is not over yet.

Five Point extended its agreement to manage the Great Park Neighborhoods in Irvine through the end of 2028. Under the deal, the company earns a $13.5 million annual base fee plus a 9 percent cut of any cash the project distributes to its owners. This is a positive step because it provides a steady, predictable stream of cash for the next two years while the company continues to sell off land at the site. Even if the deal is not renewed again after 2028, Five Point will still be entitled to a 6.75 percent share of future distributions from the project.
